Can I Clad My Home Without Planning Permission?

Though there are restrictions that apply to various property types, the vast majority of us are unlikely to need to request planning permission for cladding to bring a bit of character to our homes, because such home improvements are protected under the Permitted Development Rights set out in the Town and Country Planning Order 2015. It states that changes to the exterior can be made but must be in a ‘similar’ material to the house.

So, as long as the colour and materials resemble those initially used on your property, cladding can be applied to your home without requiring a lengthy planning permission process. That being said, there are exceptions, and you may find that you fall into these without even knowing it.

Who Does Require Planning Permission For Cladding?

You may have to consider applying for planning permission for cladding if you’re looking to update a property that falls under a select handful of categories. These property types are as follows:

• A Listed Building
• Property in a Conservation Area
• Property in a National Park
• Property in an Area of Outstanding National Beauty

Should you find yourself seeking cladding for properties in any of these categories, chances are you will need to reach out to your local planning authority to get the go-ahead. For the everyday homeowner, however, these restrictions rarely come into consideration and cladding falls within Permitted Development Rights. However, it’s worth knowing that Permitted Development Rights don’t apply if you live in a flat or maisonette, and in some areas which are under an Article 4 Direction where the council restricts works to protect local amenities or the area’s character.

If you don’t fall into any of the above categories – chances are that you’re good to go. Of course, if you’re unsure, you should always request advice from your local planning authority to see if you need planning permission for cladding your property.

A Note On Building Regulations

Following the devastating Grenfell Tower fire in 2017, the Government introduced new regulations for cladding on buildings, including residential properties, to improve safety. For buildings over 18m tall, the cladding must meet a European Classification of A2-s1, d0, or A1, as outlined in BS EN 13501-1.

Most residential houses in the UK are under 8m, but it’s important to avoid using combustible cladding materials that could easily catch fire. Additionally, it’s essential that cladding is installed correctly and securely without any loose or projecting pieces.
